Scaffolding for Manhattan buildings

We install scaffolding in Manhattan for the people who run its buildings and the contractors who work on them. The island’s building stock changes every few blocks: cast-iron lofts in SoHo and Tribeca, brownstone rows in Harlem and the Village, prewar apartment houses on the Upper West and East Sides, setback towers in Midtown and glass high-rises downtown.

Each one asks for a different scaffold. Many lots run wall to wall, so there’s no yard to stage from and every delivery arrives by truck at the curb, and the sidewalk below has to stay open while crews work. Reasons to call include a facade repair, a Local Law 11 finding or a DOB order. We handle the DOB filings and help address project-related violations.

What we put up in Manhattan

Find your building below. A site survey makes the final call.

Your Building What the Wall Looks Like What Usually Goes Up
Cast-Iron and Masonry Lofts (SoHo, Tribeca) Ornate cornices, cast-iron columns and storefront bays that interrupt the wall's continuous line. Pipe scaffolding, with a sidewalk shed protecting pedestrians below.
Brownstones, Limestone Townhouses and Prewar Walk-Ups (Harlem, the Village, the Upper West and East Sides) Three to six stories, a flat front, a stoop and a cornice at the top. Frame scaffolding along the flat facade, pipe scaffolding around the cornice, and a shed over the sidewalk.
Prewar Apartment Buildings and Setback Towers (Midtown, the Upper West and East Side Avenues, the Financial District) Brick and terra-cotta elevations that step back as they rise, a shape influenced by the 1916 zoning rules. Pipe scaffolding at each setback, with swing stages along the upper elevations.
Glass and Curtain-Wall High-Rises (Midtown, Hudson Yards, the Financial District) Tall, smooth elevations without ledges for scaffolding to rest on. Swing stages suspended from the roof, with a sidewalk shed at street level.

Who we work for

Owners, property managers, co-op and condo boards, commercial building operators and general contractors who need a scaffold or shed sub.

Holiday and event street embargoes

Updated October 2026

NYC DOT puts construction embargoes on busy streets at certain times. In its words, during an embargo “all active permits in the affected area(s) are suspended and no new permits may be approved, unless a waiver for the work is granted by NYC DOT.” Routine work is suspended unless DOT approves it.

The holiday embargo

This year it runs from Sunday, November 15, 2026 through Saturday, January 2, 2027, from 6:00am to 11:59pm. DOT’s Manhattan list is long. Two of its zones are:

  • The area bounded by 66th to 30th Streets, river to river
  • The area bounded by 29th to 24th Streets, 3rd Avenue to 8th Avenue, all inclusive

The 2026 holiday embargo covers many more Manhattan streets and areas than these two, including major avenues and cross streets. Check the official DOT notice and map for the complete boundaries before scheduling scaffold installation, alteration or removal.

Event embargoes

DOT also issues event-specific embargoes. Its 2026 notices include restrictions for the NYC Marathon in Manhattan through November 1, as well as other events. Check the current DOT list for the dates and streets affected by your project.

Emergency work

The suspension does not apply to emergency work for which the permittee has obtained a DOT emergency number.

How embargoes apply to scaffolds and sheds

DOT’s page does not say how embargoes treat sidewalk sheds or scaffolds specifically. If an install or removal of yours falls near these dates, call us before you set the schedule and we will go through the dates with you.

Filings and the Manhattan DOB office

Permits and filings go through DOB NOW: Build, online and citywide, and we handle them. We cannot promise how DOB will rule on a filing, but we handle the required filings and help address project-related violations.

For business that has to happen in person, the Manhattan borough office is at 280 Broadway, New York, NY 10007. Customer service is on the 1st floor and the Borough Commissioner’s office is on the 3rd. DOB lists customer service hours at its borough offices as 8:30am to 4:00pm, but availability can vary by service, so check the DOB office locations page before you visit.

Emergency response in Manhattan

A damaged shed, a loose scaffold or a violation that arrives at night does not wait for business hours, and neither do we. Call any hour. We answer 24/7. Response and arrival times depend on the location, site conditions and crew availability.

If the emergency is inside an embargo area, DOT’s rule lets emergency work proceed once the permittee holds an emergency number.

FAQs

Frequently asked questions

DOT says active permits in an embargo area are suspended and no new ones are approved without a waiver, and that routine work stops unless DOT approves it. Emergency work with a DOT emergency number is the exception. DOT’s page does not name sheds or scaffolds, so check your dates with us before you book.

DOT’s list includes the area from 66th to 30th Streets, river to river, and the area from 29th to 24th Streets between 3rd and 8th Avenues. The embargo runs November 15, 2026 to January 2, 2027.

Emergency work can go ahead when the permittee has obtained a DOT emergency number. Call us any hour and tell us the address.

Filings are made online through DOB NOW: Build, and we handle them for you. The Manhattan borough office at 280 Broadway is for anything that has to be done in person.

We answer 24/7. Response and arrival times depend on the location, site conditions and crew availability.

Flat brownstone fronts usually take frame scaffolding, and a cornice, a stoop or a setback calls for pipe. Taller prewar buildings and towers add swing stages for the upper floors. Send us the address and a photo of the facade, and we confirm the system.

Yes, if it stands taller than six stories. The DOB’s Facade Inspection Safety Program requires an inspection every five years, and a facade repair that follows often needs a sidewalk shed below the work. Send us your inspection report and we confirm what the job needs.
